- Older pour-and-roll felt: often 10 to 15 years
- Modern torch-on felt: around 15 to 20 years or more
- EPDM rubber: commonly 25 years or more
- Fibreglass (GRP): commonly 20 to 30 years
What shortens it
- Water that ponds instead of draining
- Poorly sealed edges and upstands
- Foot traffic and things stored on the roof
- Blocked outlets and gutters
Signs it can be repaired
One split, one blister or a failed joint on an otherwise sound roof can usually be patched with a compatible material.
Signs it needs re-covering
Leaks in several places, widespread cracking, or a deck that feels soft underfoot. A soft deck means the boards are wet, and covering wet timber only hides the problem.
Check the deck first
Whatever goes on top, the boards underneath decide how long it lasts. A roofer should check them before quoting.
