Where to look
- Around chimney stacks
- Where an extension or porch roof meets the house
- Above bay windows
- Around dormers
Why it fails
The lead is tucked into a mortar joint in the wall. When that mortar cracks, the lead comes loose. Lead laid in pieces that are too long also splits, because it cannot expand and contract freely.
Signs from inside
A damp patch on a wall just below a roof line, or on a chimney breast, that gets worse in driving rain.
Quick fixes that do not last
Sealant and flashing tape over a split will buy a little time. They do not solve the cause and tend to fail again.
A proper repair
The joint is raked out, new lead is cut to the right length, tucked in, fixed with clips or wedges and pointed. Sound lead can sometimes be re-dressed and re-fixed without replacing it.
