The flashing
A roof window relies on a flashing kit to carry water around it. If it was fitted wrongly, or tiles have slipped beside it, water gets in at the frame.
Blocked channels
Leaves and moss collect in the side channels and above the window, and water backs up over the flashing.
Condensation
Water on the inside of the glass on cold mornings is condensation, not a leak. Better ventilation is the cure.
Failed glazing
Mist between the panes means the sealed unit has gone. The glass can usually be replaced without changing the whole window.
Worn seals
On older windows the rubber seals harden and stop closing tightly.
What to do
- Clear any debris you can reach safely from inside
- Note whether it leaks in rain or on cold dry days
- Have the flashing checked by a roofer
